With any moving parts that are metal on metal everything needs to be properly lubricated. When it comes to rollers on your garage door no matter what kind of rollers you have they will always need to be properly lubricated. In any case rollers and track needs been lubricated at least twice a year. When you have dirt, grime or rust on your rollers and your track then that is the only thing that will cause friction. When a garage door is left open and you live in the area that has a lot of dust or grime that blows around in the wind and that dirt and grime will stick to rollers and track and make them harder to function properly.

Any time that you lube your track and rollers you should wipe off the track of any dirt or anything that will keep rollers from functioning properly. if you have the garage door in the down position then you can wipe off the horizontal track at the top of the garage where your door sits when it is in the open position.

After you have wiped off the horizontal track really good with a cleaning product then you can open the door and do the same to the vertical track where your door sits when it is in the down position. After you have wiped off any dirt or sand from the track then you can use a rag or I have found that an old paint brush works well to wipe off any dirt and grime from the rollers. After you have wiped off any surface dirt then you can put a fresh coat of spray lubricant to both the track and the rollers and open the door manually 2-5 times and then spray once again and that should be enough.

Important: do not use the opener before lubricating relevant parts

Do not use the garage door opener to work in the lubricant because the motor will get too hot if you use the opener that many times in a row they will usually shut down Until the motor cools down. So the best way is to pull down on the emergency release cord and open and close the door manually by hand. Any time that I replace a set of rollers on a garage door this is the process I go through.
