What steps are necessary for garage door maintenance and how often?

Lack of lubrication can and will cause garage doors to become loud creeky and eventually make it harder to open. All moving parts should be lubed at least once a year. When you lube a garage door you should go to hardware or Home Depot store and buy some door lube specifically for garage doors. Never use any heavy grease. It just collects dirt and doesn’t make door any quieter. Here is a list of parts and areas of garage door that need to be lubed

Door Hinges

Hinges are found on the inside of door. they connect the sections together and allow door to bend. One piece or solid doors flip up instead roll up. Those hinges are found on left and right side of door with springs attached. these hinges are the only moving parts on a one piece door lube the whole hinge and spring. Or hinges should be replaced anywhere from 10 to 20 years unless your garage door at some point has had a malfunction where it would cause damage to the garage door hinges you should replace either the ones that are bent and distorted or just replace the whole set of hinges to be sure that all of the hinges on the door are working properly.

Rollers

Rollers are located on on left and right side of garage door and allow door to roll up and down inside the door track. If you only open and close your door twice a day thats 2 cycles per day. Thats 5,000 days divided by 365 days a year thats a little less than 14 years of lifespan. Then you should replace your rollers every 10 to 15 years to properly keep the door rollers maintained. If your garage door rollers are of commercial grade or premium grade rollers then they can last up to 20 plus years.

Torsion Springs

Torsion springs are tubular and attached to torsion pole that runs along entire door and located above door opening or at the back of the door next to the opener if you have one. This will eliminate rumbling noise as door goes up and down.  When it comes to torsion springs if you want to avoid any extra problems with your garage door due to a broken spring then you should at least replace your garage door springs every 5 to 10 years if your door is being used on a regular basis that means at least 2 to 4 times a day. If your garage is being used as a storage unit and you almost never open the garage door then you could go to tend to 15 maybe even 20 years without having to replace the torsion springs.

Tracks

Garage door track allows door and rollers to open and close garage door. when door is in the up position the vertical track on left and right side of garage door are clear from door for proper lube. When door is in down position the horizontal track running ceiling or garage is free of door for proper lube. Garage door track should last a really long time unless the garage door has jumper cables and gone crooked and time after time have been to the track and distorted it then it should be replaced and also if you live in coastal regions where rust is a factor then rusty track can I have a big factor in the functionality of your garage door and should be replaced if it is obviously badly rusted.

Bearing Brackets

Bearing brackets are located at the at the left and right sides of the torsion pole. The pole fits threw bearings  at either end of pole. Either above door opening or in the rear. Ok as far as bearing brackets go they just need to be lubricated on a regular basis at least once a year but if you can look at the bearing brackets and they do not sit at a 90 degree angle from the torsion tube then it is possible that everytime that tube spins to open the garage door it can act like a lady and she ran off part of your torsion tube and cause all kinds of other problems.

Also your cables are located on the left and right hand side of the garage door usually hidden behind the garage door track and they should be checked on a regular basis to make sure they are not  or coming apart because this will cause a big issue also if you have to replace garage door cables as the repair technician if he can replace them with a thicker cable if you have a thinner cable they tend to deteriorate more quickly than the thicker cables and if you have a solid wood garage door can you should definitely replace your garage door cables every 10 years because I have noticed throughout the years that solid wood garage doors tend to be a little bit harder on the cables than a steel constructed garage door. When it comes to maintenance on a garage door follow the lubrication instructions on a at least once or twice a year basis to make sure that these parts do not deteriorate faster than they should because lubrication is the key to any moving parts whether it is your garage door your automobile or the front door to your home. If you have any questions on what kind of lubrication to use then you can go to any retail hardware store like Lowes or Home Depot and they should have a specialty lubrication for garage doors. I recommend to stay away from WD 40 for your lubrication of a garage door. Wd 40 is not the best product to use in this application.

if you have a steel garage door

Part of the garage door that tends to deteriorate quickly is the bottom rubber seal of the garage door or in the industry as known as the bottom astragal. It is easy to see if this seal is deteriorating by opening up your garage door all the way or half way just so you can see the bottom seal and over the years in the weather and Sun beating down upon them they will tend to shrink in size and you will have gaps on the left and right hand side of the garage door. If you have a wood construction garage door then the bottom obstacle is totally different and they do not shrink as much as a poly rubber seal wood make so it is a little bit of a different process you have to remove all the old nails and then replace the rubber and use roofing nails with a big flat head on them to hold the circle in place otherwise if you have a steel garage door then it will usually have one or two channels that the bottom seal slides into all the way from left to right hand side of the door. Lately I have seen the bottom obstacle replacement seals for steel garage doors in the retail hardware stores so you most likely will be able to find them. Replacing these types of bottom at your clothes can be tricky even though it is very easy to do it absolutely is more easy when you have two people one person to pull the seal along the channels and the other person to feed it through to make sure that it is sliding in the channels properly and not coming out. A common trick to make the rubber slide through the metal channels is to use soapy water instead of a lubricant because the lubricant will collect dust and the soapy water will just evaporate just like when someone replaces a tire on your car they use soapy water to make it slide on and not a petroleum based lubricant
