My one piece garage door has a roller on the top left and right hand corners of the door with track to roll back. My neighbors one piece door does not. Why?

There are two different ways that a one piece garage door will open up. The first is the more common and that is for a regular amount of headroom that allows the top of the garage door to arc when it is opening. Other type of one piece garage door is made for low headroom you can determine this because these doors have two rollers one on the top left and one on the top right and they have a short piece of garage door track it goes straight back. what this does is it allows the one piece door to open up straight back without arcing into the garage because of low headroom or obstacles. The difference in the two ways a one piece garage door  will open is the hinge system on the left and right hand side of the garage door.

If you Watch what the hinge is doing when the door opens up and down you will understand what I am talking about. So a one piece garage door will take away about 6 inches from the height of your door opening so if you have a really huge truck or SUV and it does not fit in the garage because you have a one piece door then you should probably convert to a sectional roll up garage door because a sectional door goes up and into the garage and will actually make more room for taller vehicles or boats. Garage door Companies will sometimes use a low headroom style hinge system for a one piece garage door if there is not enough room for an opener this will help with the functionality of a garage door opener if desired. Because so many people use their garage for storage items a low headroom style garage door will help with a storage that is stored in the ceiling of the garage. No matter what kind of hinge system you have on your one piece garage door you should always inspected at least once or twice a year and look for any deterioration in the hinge like a worn out..

Or a bearing that is starting to bend or just store it will show signs of wear also the door can feel loose when the hinges start to deteriorate so when the door is in the up position it will probably shake back and forth. Always lube the hinges at least once a year better twice a year and lube the pivot points for the moving parts on the hinge and this will greatly extend the life of the hinge. And of course if you have a low headroom style one piece store you should lube the two rollers on top left and right hand corner of the door and the track that they slide into. Try to stay away from heavy grease when you are lubricating your garage doors it just collects dirt and dust, it’s messy and it doesn’t do any better of a job then a spray lube.
